Property investors can obtain a 10-year renewable UAE Golden Visa by owning real estate valued at AED 2 million or more.

To qualify:

  • You must own one or more freehold properties with a combined value of at least AED 2 million

  • Mortgaged properties are allowed, provided:

    • At least ~50% of the property value is paid

    • A No Objection Certificate (NOC) is obtained from the bank

  • Off-plan or under-construction properties are also eligible, even if not fully paid or completed, as long as they are officially registered under your name

This means:

  • You are free to sell your property at any time

  • However, to retain your Golden Visa, you must:

    • Purchase another property worth AED 2 million or more, or

  • The transaction is automatically recorded with the land department

  • This data is directly linked to immigration systems

  • Once ownership is no longer under your name, your visa eligibility is reviewed

If no new qualifying property is registered:

  • Your Golden Visa is flagged as non-compliant

  • A grace period (typically around 30 days) is given

  • After that, the visa may be cancelled
